Know what can hurt the job before you commit to a GMP or a tender price. This playbook reads the design from the builder’s side and lists the risks – and the opportunities to save – with a score and a recommended action for each.
What you get
- Eight categories – Design, drawing coordination, code compliance, AHJ / permitting, trade coordination, existing conditions, site / neighbours / weather, and procurement, numbered A-1, B-1 and so on.
- Description and source – What the documents show, why it’s a risk to cost, time or buildability, and the exact sheet, section or report it comes from.
- Score – Probability and impact on a 25 to 100 scale, with the risk score calculated by the sheet.
- Exposure – Cost exposure and time in days, only where the estimate, a quantity or the schedule gives a basis.
- Mitigation and owner – Who does what and by when, the activities or trades affected, and the opportunities to save cost or time.
How it works
- The agent inventories the drawings, specs, reports, survey, schedule and estimate, and checks for an existing register.
- It agrees coverage, categories and whether to put cost and time exposure on items, then waits for your answer.
- It works one category at a time and shows you the new rows before moving on.
- On an update, it re-scores the items new documents change, closes or marks realized the ones that have played out, then logs what’s new.
- It reports the count by category, the ten highest scores, total exposure and the actions due before the next milestone.
Try asking
- Build a risk register for below grade only. Read the geotech and hydrogeo reports first.
- What are the biggest risks on this job before we lock in the GMP? Put cost exposure on them where you can.
- The 90% set is out. Update the risk register and re-score anything that changed.
